A town centre mixed-use regeneration project in Rockville, Maryland, USA.
Rockville Town Square was the second of a three phase regeneration of downtown Rockville. Maryland that spanned almost ten years.
A public-private joint venture involving Federal Realty Investment Trust, the Town Square phase created 25 new retail and 27 restaurant units in both new and existing buildings alongside the town centre's civic, office and residential spaces.
As a follow-up to Federal Realty's Santana Row project in San Jose, CA the challenges overcome in delivering a retail-residential mixed use lifestyle development were fresh in the client's mind.
The decision to replicate the delivery team and model for Rockville Town Square to achieve continuity across this still relatively new format saw Vindico stretch its capacity from the West to East coasts to support the delivery of Rockville Town Square.
Vindico provided a retail delivery content, design, manage and onsite solution for Rockville Town Square.
Working closely with the project's architects and designers, Street-Works Studio, Vindico coordinated the design, technical and LOD content production used by a dedicated management team. The 'crowdsourced' design review model first used on Westfield's San Francisco Center, was implemented to support the more collaborative demands of negotiating the integration of retail and F&B brands into a non-mall setting.
Vindico built a local, projet specific team to oversee the onsite coordination of base building and tenant construction within a demanding location and programme.
By having Vindico in the Rockville Town Square team, we achieved continuity of service from one challenging lifestyle project to another, both of which were a success.
